Do you own mineral rights that are not leased and not producing?  If so, a mineral rights valuation is very difficult.  The reason is that an active lease or royalties shows that there is interest in the property.  There will be a much bigger market allowing us to establish a market value.  In addition, a property that’s not leased or producing royalties has no basis for the value.  It could be a few hundred dollars or a few thousand per acre.   The only true way to determine the value of non-producing/non-leased royalties is to put it on the market and see what buyers are willing to pay.   If you’re in this situation, fill out the form below or head over to US Mineral Exchange (the MLS of mineral rights) and get your property listed and see what offers come in.

Value of Mineral Rights – No Royalties but active lease agreement

If your property is currently leased but not producing royalties, we can establish a mineral rights valuation.  The value is going to be based on the amount of your lease bonus and the terms of the lease.  The amount of your royalty percentage in the lease will play a big role.  If you are leased at 12.5% your property is worth less than being leased at 20%.   As a general mineral rights value rule of thumb, you can expect your leased minerals to sell for 2x to 3x the lease bonus amount.  By way of example, if you leased your property for $250/acre, you could expect to sell for $500 to $750/acre.   However, there are a lot of factors that come into play.  Your situation may be different.   We encourage you to fill out the form to get a free mineral rights valuation.
